SELLER INCENTIVES AT MOUNTAIN HOMES VAIL

A seller incentive to using a company like Mountain Homes Vail is that there are no national or “large” companies stealing a piece of the pie after a successful closed transaction. In appreciation of choosing the most innovative real estate company in the Vail Valley to sell your home, Mountain Homes Vail, has created a way (seller incentive) to rebate a portion of that pie back to our clients, FREE $$.

How it Works

The Seller enters into an agreement (the Exclusive Right to Sell Listing Contract) with the Listing Broker (a Broker at Mountain Homes Vail).

Upon a successful closed transaction AND when stated in the agreement (the Exclusive Right to Sell Listing Contract), the Seller will receive a rebate on the commission they pay to the Listing Broker. This rebate is reflected on the HUD-1 Statement and shown as a credit to the Seller at closing. This is where Mountain Homes Vail does things differently. We are able to do this by cutting out the “middle man”, the national company or the “large” local company, and still give phenomenal unmatched service to our clients.

The Rebate

Ok, simple enough? Mountain Homes Vail will rebate (credit) the Seller 10% of the Listing Broker’s Commission if an executed and active Exclusive Right to Sell Listing Contract with Mountain Homes Vail is in place AND as long as the following criteria are met:

  1. Only upon a successful closing of the said transaction.
  2. Only if the rebate is stated in the Exclusive Right to Sell Listing Contract.
  3. Must be shown as a credit to the Seller on the HUD-1 Statement at closing. (no checks to the Seller are issued)

For Example

IF the Purchase Price is $1,000,000.00, AND the agreed upon commission to the Listing Broker is 2.5% of Purchase Price ($25,000), THEN the Seller’s rebate (credit) will be 10% of the agreed upon commission by Seller and Listing Broker. ($2,500 credit to Seller at closing)

Another Example

IF the Purchase Price is $200,000.00, AND the agreed upon commission to the Listing Broker is 3.0% of Purchase Price ($6,000), THEN the Seller’s rebate (credit) will be 10% of the agreed upon commission by Seller and Listing Broker. ($600 credit to Seller at closing)

HOW IS MOUNTAIN HOMES VAIL ABLE TO DO THIS?

Easy. We are business people at Mountain Homes Vail and we do what makes sense. We go way above and beyond what the national and “large” local companies are able to do using our innovativeness and up-to-date marketing techniques. Large companies are strictly that, large. They usually have set guidelines that the brokers must abide by. At Mountain Homes Vail, we are not only better, we don’t have those guidelines to inhibit us. Therefore, in appreciation, we can offer this Seller Incentive (rebate) to our clients at closing.
